TIMELINE

  1. Marketing

Our methods for reaching sellers are proven in our industry but take several months to accomplish our goals. We reach out to home owners directly in order to find distressed properties we can buy at a discount.

2. Contact with Leads

It takes many weeks to build a relationship. The goal here is building trust and finding out how we can help.

3. Secure Contract

This is where value is created and the entire financial picture depends. Our maximum offer price is determined from our very detailed Magic Calculator.

4. Exit Strategy

With the contract secured we now have to determine our exit strategy, whether it’s to buy and hold as a rental, flip, or wholesale.

5. Fund the Deal

This is where our Private Lenders come in. Using a title company to facilitate the transaction everything is very streamlined and there are many layers of security for our lenders.

7. Repayment

Our lenders will receive points at closing, can receive interest monthly throughout the project, and will receive the principal payment back after selling or refinancing the property at the very end.

6. Rehab Property

Most homes we buy are in very bad shape. These defects allowed us to get the property at a major discount, but now it’s time to make it a livable home once more.

8. Do it Again

Our goal is to knock your socks off with our simplistic process and secure returns. The more deals we do together the more trust is earned, more experience gained, and bigger and better projects we’ll put on the docket.

  • Lending on a real estate transaction is the perfect union for a real estate professional and anyone wanting to earn a safe and steady return on their investment. Lenders are given an opportunity to receive passive income without having any job requirements other than collecting interest. The advantages for us to work with a private lender are:

    Speed - We are able to win more deals and confidently make offers on properties.

    Flexibility - Even hard money lenders have stipulations and require certain paperwork which can slow down a transaction. Working with an individual offers the ability to discuss a deal and make a quick decision on a practical level.

    Growth together - After working together and trust is earned, a long lasting partnership can enfold and both sides will mutually benefit. The more deals we can do together the more wealth both sides can generate, as we move on to more and more lucrative opportunities.

    Reserves - Although we are able to use our own money to fund deals, utilizing private investments allows us to hold our cash in reserves for capital expenditures or other expenses so we never take a step backwards.

  • Paying back our loans on time and in full is our topmost priority. We want you to be thrilled with our experience so we can do deal after deal together. There are many layers that protect a lender’s capital, including:

    Purchase + Rehab loans will be first position liens meaning you get paid back first in the event of default. Gap loans will be in second position.

    All loans will be personally guaranteed by the owner - Reid Griffith.

    A promissory note will be created, detailing the terms and conditions of the loan. It will explain any payment schedules & amounts and will also spell out exactly how you will be repaid in case of default, bankruptcy, or foreclosure. (Which we will not allow in the first place)

    The property will be insured throughout the process to prevent a total loss of the asset.

    All transactions will be run through a title company which will include title insurance, guaranteeing ownership and preventing any concerns with previous liens / title issues.

    Any wire transfers will be completed through a title company and will be protected against wire fraud.

    Real estate as an asset class is one of the most stable and reliable investments in the world!

  • Because we are buying our properties at such a discount it would take a catastrophic market crash, plus some exta bad news to get below a breakeven position. Our value is created in the purchase which is why we use our Golden Calculator to determine what a good deal is.
